My land is not used for farming, what happens if it's in the District?
Ag Districts primarily benefit owners of land that is farmed. Being within a District does not have any direct implications for owners of land not used for agriculture. It will not directly affect tax assessments or limit use of the land beyond existing requirements, for example, zoning.
Why is my land in an Agricultural District?
Ag Districts in Onondaga County were first formed in the 1970's and included agricultural areas with land owners that requested and supported District formation. When first formed, Ag Districts were "contiguous," that is, all properties within an outermost boundary that encompassed the majority of interested farms were included, regardless of their use. Land typically remained in the District over subsequent recertifications unless the owner at the time of recertification specifically requested that it be removed. Property is not automatically added or removed when it is bought or sold.
How can I add or delete my land from a District?
Property can be added to Agricultural Districts on annual basis. Onondaga County accepts requests during January of each year. Property can only be deleted from a District during an eight-year review and recertification process.
Can I get a reduction in my property taxes?
Agricultural Districts do not directly affect property tax assessments. All properties that meet New York State requirements can apply for an annual agricultural assessment, regardless if it is in an Agricultural District or not. You cannot receive an agricultural assessment if your land does not meet New York State agricultural production requirements. For more information contact your local town assessor.
